In 2005 I bought a house near a stream. Said, however, the revelations of the custody of the property, had renewed the city of the creek and the property outside of the FEMA flood zones. I received a letter from FEMA, and a report on an agency, says that it was outside the flood zone.

Recently I refi my house and the new mortgage company says, now FEMA list now my house in the area of special flood hazards, and am obliged to provide insurance against floods. I have all the documents of the advertising, but they say 2009 FEMA flood maps replace the previous cards.

The mortgage company said it is for their FEMA flood map revision, but if you demand, which seems to be too complicated.
Does anyone have any experience with this?
Can someone walk me through the steps should I take?

Communities receive the redistribution of a few years. It is very likey that your property is indeed not present in high-risk area of flooding, but it is now.

You will not get in a position to revise their short-term FEMA flood maps. It is much easier - and cheaper - only pay for an expert to examine his own house and get a new collection certificate. Still going can cost $ 1,000 to $ 1,500, but it will be cheaper as the year of insurance against floods.

If not, be near a stream, like a bad idea actually carry insurance against floods. It is probably a good idea - but you will be a lot lower if it is your house off the ground later receive as FEMA believes it is now.

Go to your city or township office, which deals with smoothing floods and ask the current FEMA Flood Insurance Rate Map (FIRM) to see for your community. The staff can help you, your very special and see what is in the region on the map.

If the documentation on a card which has now been overcome, is based, you need to change to a new letter of the arc. This sometimes happens when a new company will be issued to a community.
